Royal Tunbridge Wells
‘The Beckett’ development in Royal Tunbridge Wells is located a short walk from Tunbridge Wells town centre and mainline rail station. It will comprise 89 accommodation units spread across 3 buildings and set around areas of high quality public realm and amenity space. The extra care accommodation building types will include two courtyard buildings, one along St Johns Road and one in the centre of the site along with a smaller building close to Woodbury Park Road.
The apartments are architecturally exciting and designed to a high specification. The residents will have the benefit of amenity facilities consisting of a gym, sauna and restaurant/bar with private dining.
Some of the key characteristics of the plot have presented obstacles to overcome in terms of design, statutory approvals and construction logistics. The site levels are challenging with a consistent slope from the front of the site facing the main road down to the rear entrance. The perimeter of the site is closely surrounded by low rise residential and commercial buildings resulting in a requirement for numerous party wall agreements. The main buildings are designed and orientated in such a way that they slot seamlessly into the ‘L’ shaped site. The primary elevation facing the main road is impressive and spans the full width of the site entrance, this gives the courtyard area and public realm spaces to the rear full privacy from the busy St Johns Road.
The apartments utilise Category 5 elements of MMC such as bathroom assemblies, prefabricated utility cupboards and bolt on balconies. By maximising standardisation this will optimise speed of construction delivery, reduce waste generation and increased predictability of outcome.
Cast are providing Employer’s Agent and Cost Management services.
